As of this morning in the greater Orlando Metro area the MLS shows 319 active listings for single family homes between $76,000-$80,000.

Wow!!! 320 single family homes between $76k-$80k in Orlando, FL.

This figure does not include townhomes or condos, allowing for those would add almost 200 more properties bringing the total to 510 homes.   Not to get anyone lost in figures but for the point of naysayers, of the 319 single family homes for sale, 86 were bank owned homes.  These homes typically sell for list price or about 5% above on average.

Short sales comprised 154 homes or roughly half of the homes for sale.  These prices can be out of line and would have to be looked at on a case by case basis.  So excluding the bank owned and short sales, there are 79 “traditonal” home sales in the Orlando market.  This means that there is an actual person, home owner, who is selling their home in the “normal” way we are accustomed to.  If you brought an offer at the listed price or near it, most likely you would get that home, barring multiple offers.

So to conclude there are still a lot of homes on the market today that can be yours for $80,000 if not less.

I must point out that although I have thought of this many times when seeing a Ferrari or Lamborghini drive by, as I would imagine many of you have as well,  I never really put it into perspective until taking a trip to see my brother and his family in Chandler outside Scottsdale, AZ.

I was looking at homes on line and came across a blog for The Phoenix Real Estate Guy and his post about buying a home for the price of a BMW at $95,000.   So this post is both a homage and a challenge to show that in Orlando, which many experts agree was hit hard by the real estate meltdown but still not to the degree of Phoenix, you can get a home for even less.

I think it would be interesting to see other Realtors in different markets use the same approach to show us, and more importantly the consumer, the purchase power that potential homeowners have right now, much like The Economist magazine uses the price of the Big Mac in world capitals to show consumer price index and help people understand the currency exchanges.  I’m sure in Detroit you could get a nice move in ready home for the price of a Honda Accord.
